Measure each surface separately
A driveway, siding, and deck rarely need the same cleaning method or price. Measure the actual surface area that will be treated, not a building footprint that includes unrelated space. For a rectangle, length multiplied by width gives a starting area; irregular shapes and vertical walls require their own measurements. If the customer supplied a rough number, mark it as provisional. Photos, maps, and site visits can all help, but verify the final scope before sending a firm quote.
Choose rates from your own costs
The sample per-square-foot rates on this page illustrate the arithmetic. They are not current market averages or a guarantee of profit. Set a separate rate for flatwork, siding, and deck work based on crew productivity, equipment, chemicals, water supply, insurance, travel, overhead, and desired margin. A low price per foot can still lose money when setup and access take most of the day. Check your expected labor hours against the final total before you send it.
Treat condition as a documented adjustment
The condition factor multiplies only surface cleaning charges. At 100%, it changes nothing. A higher value can represent extra passes, heavy organic growth, or stain treatment, but should follow an inspection and a written explanation. It does not replace a separate quote for restoration, sealing, or material repair. If a surface needs a different method, change the scope and rate instead of applying one unexplained percentage to the entire property.
Check method and damage risk
Some siding, roofs, wood, painted surfaces, and delicate materials should not be treated like ordinary concrete. Identify the material and method before choosing a price. Soft washing, containment, runoff handling, chemical compatibility, and customer access may add time or require a specialist. This calculator deliberately does not prescribe pressure settings or chemicals. Put the planned method, exclusions, and any areas you will avoid in the estimate so the customer understands what is being offered.
Account for setup and a minimum visit
Setup, travel, and supplies are shown on their own line because they exist even when the surface is small. The minimum visit amount raises the result only when the calculated subtotal is below the floor you entered. Compare the resulting price with your expected crew hours, drive time, and disposal or water costs. The page does not add sales tax, discounts, or deposits; handle those in the final document according to the job and your local rules.
Send an estimate with clear assumptions
A pressure washing estimate should identify each surface, approximate area, condition, method, access, water source, prep work, protection of nearby items, and whether stain removal is included. State what could change after inspection, especially oil stains, paint, fragile material, height, or inaccessible areas. Record the quote validity date and the next step for approval. Copy the calculation into the estimate generator when you need a client-facing document with assumptions, exclusions, and an editable review path.
